Privacy Policy
Effective 12 October 2026
This policy explains what personal information santosreal.com collects, why, and who it is shared with. It is written to describe what this site actually does. If something here does not match your experience of the site, please tell me.
Who is responsible
Daniel Santos is a licensed real estate representative of Century 21 Creekside Realty Ltd. Personal information collected in the course of providing real estate services is handled under British Columbia's Personal Information Protection Act (PIPA), and, where it relates to a real estate transaction, under the brokerage's own privacy practices as well.
Questions, access requests and corrections: daniel@santosreal.com.
What is collected
You can browse every listing without giving any personal information. You only provide it if you choose to do one of the following.
Enquiries. The contact, home valuation and guide forms ask for your name, email address and phone number, and the contact page lets you add a note about what you'd like to discuss.
An account (optional). Creating one stores your email address and a password, or uses your Google account if you choose “Continue with Google”, in which case Google provides your name and email address. Your account also holds the name and phone number you give, the homes and searches you save, and whether you have agreed to receive email alerts: the exact wording you agreed to and when, and if you later withdraw, when you did.
Visitor statistics. To understand how the site is used, it counts visits with Vercel Web Analytics: the pages viewed, the site that referred you, your approximate location (country, region and city), and your device type, browser and operating system. It uses no cookies and does not store your IP address. A visit is recognised by a one-way code made from the request, which is discarded after 24 hours, so the statistics are anonymous and cannot be linked to you or followed across other websites. Sign-in links and the site owner's own admin pages are left out.
Ordinary server records. Like any website, the hosting provider records standard technical information for each request (IP address, browser type, and the page requested), which is used to keep the site running and secure.
Cookies and browser storage
This site runs no advertising pixels and no third-party trackers. Your browsing is not profiled, and nothing about your visit is sold or shared for advertising.
One cookie, only if you sign in. Signing in to an account sets a cookie that keeps you signed in. Without an account the site sets no cookies of its own.
Saving homes needs an account, so they're kept with your account rather than in your browser. Homes saved on a device before October 2026, when the site still allowed that, stay in that browser's local storage until you sign in, when they move to your account, or until you clear your browser's site data.
Your last search is remembered so that returning from a listing does not throw your filters away. That is held in your browser's session storage, never sent to a server, and erased when you close the tab.
Why it is used
To reply to you, send the guide or valuation you asked for, and follow up about the enquiry you made; and, if you have an account, to keep your saved homes and searches available to you on any device.
Email alerts about new listings are sent only to account holders who have ticked the box agreeing to them, and every alert will include a way to unsubscribe. Creating an account is not, by itself, agreement to receive them. Otherwise your details are not added to a marketing list, and you will not receive commercial email you did not ask for.
Who it is shared with
These services support the site and may process data on my behalf:
- HubSpot: the booking calendar embedded on this site. Opening a page containing the calendar contacts HubSpot, which may set its own cookies in that frame. Booking a meeting sends your name, email and chosen time to HubSpot. HubSpot is also where enquiries from the contact, valuation and guide forms are recorded.
- Vercel: hosting, the server records and the anonymous visitor statistics described above.
- Supabase: the listing database behind the search, and accounts: sign-in, your profile, and the homes and searches you save.
- Resend: delivers this site's emails, such as account confirmations and password resets. When you create an account, it also delivers a note to me with the details you gave, so I know you've joined.
- Google: the sign-in and sign-up pages load Google's sign-in button from Google, so Google can tell you opened those pages, and it may set its own cookies in that button. If you choose to continue with Google, Google shares your name and email address with this site.
- REALTOR.ca and OpenFreeMap: listing photographs and map tiles. Loading an image or a map tile reveals your IP address to those services, as loading any image on the web does.
- Behold: relays the Instagram feed shown on the home page.
Some of these operate outside Canada, which means your information may be stored or processed in another country and be subject to that country's laws. Information is never sold.
Listing information
Property listings shown here come from the Canadian Real Estate Association's Data Distribution Facility (DDF®) and are the property of the listing brokerages and their boards. They are displayed for consumers' personal, non-commercial use. Listing information is deemed reliable but is not guaranteed.
How long it is kept
Enquiries are kept for as long as needed to answer them and to maintain the business records a licensee is required to keep, and are then deleted. You can ask for your information to be deleted sooner, subject to those record-keeping obligations.
Account information is kept while your account exists; ask and your account will be deleted. The record of when you agreed to, or withdrew from, email alerts is kept even after you withdraw, because the law requires that consent can be proven.
Your rights
Under PIPA you may ask what personal information is held about you, ask for a copy, ask for corrections, and withdraw your consent to further contact at any time. Write to daniel@santosreal.com and I will respond within the time PIPA allows.
If you are not satisfied with the response, you may contact the Office of the Information and Privacy Commissioner for British Columbia.
Changes
This policy will change as the site does. If the site begins collecting anything not described here, this page will say so. The effective date above marks the current version.
